Job Description : REGIONAL CONSTRUCTION DIRECTOR MEXICO Outstanding leading company in the horizontal housing construction sector in northern Mexico. Looking for the next Regional Construction Director, based in Culiacán Description of Activities as Regional Construction Director. 1. Guarantee the progress in time of the execution of the scheduled work to comply with the Work planning. Validate and monitor the work programs where the execution times of each of the developments are contemplated for their execution. Ensure compliance with the schedule through weekly monitoring, contrasting the reported progress against the scheduled progress. Develop contingent plans that allow a reduction between what is scheduled and what is executed. Carry out scheduled visits to the developments with a specific work plan, in order to achieve compliance with the work planning. Supervise the compliance of the personnel in charge, ensuring teamwork and collaboration towards the area. 2. Guarantee construction according to the cost of execution of the work, in order to obtain the desired profitability. Ensure the review of budgets and market studies, considering the real conditions in both yields and input prices, to achieve the established profitability. Analyze actual cost records through the systems designed for this purpose, contrasting them against what was budgeted, analyzing deviations and opportunities, triggering contingent plans if necessary. Involve the Cost-Budget department during the execution of the work, ensuring teamwork and collaboration towards the area. Ensure and raise awareness in the execution of work of the search for improvements and savings in construction systems to obtain greater margins in construction costs. Ensure that the indirect cost of Building is below 12%, in order to maintain a positive profit margin. Ensure that the indirect cost of Urbanization is below 18%, in order to maintain a positive profit margin. 3. Guarantee quality in the execution of scheduled work to comply with Work planning. Design and apply quality assurance plans, controlling them through scheduled audits in each of the developments, analyzing the key factors that determine quality (from inputs to the finished product). Ensure the required quality in homes and urbanization to avoid warranty incidents. Ensure compliance with the construction processes established by the Company, to comply with Work planning. 4. Ensure, coordinate and control the quality of information in the development of projects, for decision making. Review and adapt the key specifications for the development of housing and infrastructure by training designers in the key variables of each of the activities that are under their responsibility. Establish the forum for review and presentation of projects already developed for correction and authorization prior to the start of execution. Ensure reviews of building and urbanization projects to generate efficiencies and savings in the construction systems of the work prior to the start of execution. Desirable ideal profile. Education: Architecture or Civil Engineering / Master's Degree (Desirable) Years and areas of experience in the Position: Minimum 10 years Project Administration at Managerial level and 5 years at managerial or deputy director level. Required technical knowledge: Costs and budgets, Process administration and analysis, Continuous Improvement Methodologies, Management by objectives, Construction processes (block and mold) Availability to travel.
