Job Description : GM FACILITIES CAYMAN ISLANDS Open to International candidates with 20+ years experience oversee end-to-end facility operations across managed assets and client sites. The GM will be responsible for operational excellence, client satisfaction, vendor governance, compliance, and team leadership, ensuring efficient management of technical and soft services within budget and SLA commitments. This role is suitable for a hands-on operational leader from the asset, real estate, or facility management industry. Key Responsibilities 1. Facility Operations Leadership Manage overall facility operations across assets including commercial / residential / mixed-use properties. Oversee technical and soft services, ensuring uninterrupted operations. Ensure adherence to SOPs, SLAs, KPIs, and service quality standards. 2. Technical Facility Management Oversee operations and maintenance of: Electrical systems HVAC systems DG Sets Plumbing & drainage Fire Fighting & Fire Alarm Systems BMS CCTV & Access Control STP / WTP Civil & building maintenance works Ensure preventive maintenance planning, breakdown handling, and asset lifecycle management. 3. Client & Stakeholder Management Act as the senior point of contact for clients, asset owners, and key stakeholders. Handle escalations and ensure timely issue resolution. Conduct review meetings and present operational performance reports. Support renewals and service expansion opportunities. 4. Vendor & Contract Management Finalize and manage vendors, AMCs, and service contracts. Monitor vendor performance, billing, compliance, and cost control. Negotiate contracts to optimize service quality and operational costs. 5. Financial & Budget Control Prepare and manage annual OPEX budgets. Control operational expenses and improve cost efficiency. Monitor vendor payments, invoices, and cost approvals. Support management with MIS and financial summaries. 6. Compliance, Safety & Risk Management Ensure compliance with: Fire & Life Safety norms Labour laws Statutory & regulatory requirements Environmental & safety standards Lead audits, inspections, and risk mitigation initiatives. 7. Team Leadership & Development Lead Facility Managers, Engineers, Supervisors, and Coordinators. Drive manpower planning, training, and performance management. Foster a culture of accountability, service excellence, and safety.
