Job Description : GM FACILITIES BOTSWANA The GM / Head Maintenance & Facilities will provide strategic leadership and operational oversight for maintenance, facilities management, asset preservation, customer satisfaction, budget management, and operational excellence across all completed residential projects. Key Responsibilities Develop and implement maintenance and facilities management strategies across all projects. Lead Civil, MEP, Facility Management and Infrastructure operations. Establish preventive, predictive and corrective maintenance programs. Ensure optimal performance of lifts, DG sets, transformers, STP, WTP, firefighting systems, HVAC, pumps and utilities. Oversee structural maintenance, waterproofing, faade maintenance, roads, landscaping and common amenities. Drive customer satisfaction through efficient complaint resolution and service excellence. Ensure statutory, environmental, fire and safety compliance across all projects. Manage vendors, contractors, AMCs and service partners. • Develop maintenance standards, SOPs and governance frameworks Develop various metrics / reports and SOPs related to maintenance and facility related Budgeting & Cost Management Prepare and manage annual OPEX and CAPEX budgets. Monitor expenditure and ensure adherence to approved budgets. Drive cost optimization initiatives without compromising service quality. Implement value engineering and lifecycle cost management practices. Analyze budget variances and recommend corrective actions. Negotiate vendor contracts and AMCs to maximize value and ROI. • Present budget forecasts, cost reports and financial performance updates to the CEO. People Management & Leadership Lead and mentor multidisciplinary teams across Civil, Electrical, Mechanical, Plumbing and Facility Management functions. Establish manpower plans, organization structures and succession planning initiatives. Define KPIs and performance standards for maintenance teams. Conduct performance reviews, coaching and capability development programs. Build a culture of accountability, customer focus, safety and continuous improvement. • Drive employee engagement, productivity and talent retention. Desired Candidate Profile Bachelor's Degree in Civil, Mechanical or Electrical Engineering. MBA/Postgraduate qualification preferred. 1825 years of experience in residential real estate maintenance and facility management. Minimum 810 years in a leadership role managing multiple residential projects. • Strong expertise in Civil, MEP, Facility Management, Budgeting and Team Leadership.
